What to Expect From a Home Inspection in Clermont, FL

How Long Does It Take?

Most home inspections take two to three hours for an average-sized home. Plan to be there. The written report is useful, but walking through the property with your inspector and asking questions in real time is where you really learn what you're buying.


What I Check During a Home Inspection

A home inspection covers the visible and accessible components of the property — the major systems and structure, documented thoroughly with photos.


Roof. Condition of the covering, flashing, gutters, and visible structure. Florida roofs take a beating from heat, UV, and rain. I also check attic ventilation, which matters significantly in our climate.


Exterior. Siding, stucco, windows, doors, and the foundation perimeter. Most Clermont homes are slab construction, so I'm looking at drainage patterns and any signs of cracking or settlement.


Electrical. The main panel, visible wiring, outlets, and GFCI protection in wet areas. Older panels and double-tapped breakers are things I flag — electrical is one of the areas where I find meaningful issues fairly often.


Plumbing. Supply and drain lines, water heater age and condition, water pressure, and fixture function. I check for leaks, corrosion, and anything that looks like it was patched rather than properly repaired.


HVAC. In Central Florida, your air conditioning runs most of the year — it's not optional. I evaluate the age and condition of the equipment, the air handler, ductwork where accessible, and overall performance. Aging AC systems are one of the most common items that prompt further evaluation in this area.


Interior. Ceilings, walls, floors, doors, and windows. Staining, sticking doors, and drywall cracks all get noted. Sometimes they're nothing. Sometimes they point to something worth looking at more closely.


Attic. Insulation levels, ventilation, signs of moisture, and visible roof structure from inside. Florida attics can hide a lot — I always take a thorough look.


Florida-Specific Things I Watch For

Humidity is a constant factor in Clermont. I pay close attention to any signs of moisture intrusion, poor ventilation, or conditions that could lead to mold growth. I also note any visible evidence of pest activity or conditions conducive to wood-destroying organisms — though a full WDO inspection requires a separate licensed pest control professional.


Roof and HVAC age come up constantly in this market. A lot of Clermont homes were built during the late 1990s and 2000s growth boom, and those systems are at or approaching the end of their typical lifespan. Knowing where things stand before you close is exactly what the inspection is for.
